PURLEY WAY, LB CROYDON

This 1.8 acre site on the Purley Way (A23) in LB Croydon had historically been used as a car breaker's yard and numerous issues had to be overcome before it could be redeveloped into its current use as a retail park and drive-thru restaurant. As well as fronting a trunk road at a busy traffic junction, the site was heavily contaminated with the presence of an ultra-high voltage electricity underground cable, numerous industrial occupiers and the requirement to ensure 24 hour emergency access to adjacent railway line also each presenting significant additional constraints. Planning consent was eventually granted for 21,000 sq.ft. of retail accommodation (pre-let to Magnet and Pets at Home) with McDonalds occupying the drive-thru restaurant. Upon completion the investment was sold to a fund.
