PURLEY WAY, LB CROYDON

Information

This 1.8 acre site on the Purley Way (A23) in LB Croydon had historically been used as a series of separately occupied car breaker and scrap yard. Numerous complex legal, planning and environmental challenges had to be overcome to before the site could be redeveloped into its eventual use as a retail park and drive-thru restaurant. As well as fronting the main A23 at a busy traffic junction, the site was heavily contaminated with the presence of an ultra-high voltage electricity underground cable, numerous industrial occupiers and the requirement to ensure 24 hour emergency access to adjacent railway line also each presented significant challenges and constraints. Planning consent was eventually granted for 21,000 sq.ft.(2,000 sq.ms) of retail accommodation (pre-let to Magnet and Pets at Home) with McDonalds occupying the drive-thru restaurant. Upon completion the investment was sold to a pension fund.
