NEW ROAD, L.B. HAVERING

Information

This 1.2 hectare site in Rainham is located approximately 200 ms from the proposed Beam Park Station (opening 2020) and also lies within a designated Mayoral Housing Zone and the Rainham & Beam Park Masterplan Area. Currently in multi-occupational industrial use, a planning application was submitted by Metropolitan & Suburban to LB Havering in April 2017 for 248 flats and 5 houses (up to five storeys).

SOUTHALL, LB EALING

Information

This proposal is being undertaken collaboratively and in joint venture partnership with LB Ealing and involves the creation of more than 500 residential units (50% affordable) along with new commercial and community accommodation. Having an area of 5.54 acres, the site is located approx. 300 metres from Southall (Crossrail) Station and lies within a Mayoral Housing Zone and currently comprises a Council-owned car park along with various industrial and commercial units in multi-ownership. Detailed masterplanning and pre-planning studies were undertaken in consultation with the GLA and LB Ealing prior to Peabody Housing Association being selected as delivery partners after completion of an OJEU competitive tendering exercise. It is currently anticipated that planning consent will be granted during the course of 2019.

HACKBRIDGE, LB SUTTON

Information

This 1.3 hectare site is located in Hackbridge, a local District Centre in LB Sutton. The site itself lies immediately adjacent to Hackbridge Station overlooking hundreds of acres of wetlands whilst at the same time being close to shops, schools and other amenities. In 2016 the site was designated a Mayoral Housing Zone and although currently in industrial use, an adopted Supplementary Planning Document identifies a change of use to residential with ancillary commercial space. A detailed planning application was previously submitted to LB Sutton proposing 195 apartments and nine houses (204 total) and ranging in height from three to nine storeys. The planning application currently awaits validation.

FELTHAM, LB HOUNSLOW

Information

Metropolitan & Suburban, in collaboration with Fairview, were involved in the development of 120 new homes in central Feltham, of which 40% will be affordable. The site is immediately adjacent to an attractive waterway and also overlooks open space and originally consisted of an under-used council-owned car park with adjoining privately-owned houses and a working men’s club and which were all amalgamated into a single developable site. A planning consent was granted in July 2018 and the development is now under construction with completion due in 2020.
